Sunday Business Avenue, the rebranded successor to the long-running Rand Hotel in Sulaymaniyah, is a mid-tier business address whose strongest card is location. The property sits within easy walking distance of Olaya Street, Tahlia's restaurant strip, two large supermarkets, and a cluster of malls, with reliable parking on site. For travellers who want to step out the door and find food, shopping, and a pharmacy within minutes, few central Riyadh hotels deliver this kind of convenience at this price point.
Rooms are generously sized for the category, with comfortable beds, free Wi-Fi, mini-fridges, and updated televisions. The fittings show their age, however: bathrooms in particular feel due for refurbishment, some carpets and upholstery carry stains, and air-circulation in interior-facing rooms can be heavy. Cleanliness is the hotel's most uneven element, ranging from spotless to clearly hurried, and a number of recent stays have flagged dust, lingering corridor odours, and inconsistent housekeeping. Light sleepers should also note that some rooms catch hallway noise and, on certain sides of the building, the broadcast call to prayer from a nearby mosque.
Service is well-meaning but variable. The front desk and bell team can be warm and quick to remember repeat guests, yet check-in glitches, slow restaurant service, and miscommunication around airport transfers come up often enough that travellers on tight schedules should confirm arrangements directly. The breakfast buffet is a quiet highlight, broader and better-prepared than the room rate suggests, and in-room dining is generally dependable. The basement pool, gym, and meeting rooms cover essential needs without standing out.
Best suited to budget-conscious business travellers and short-stay visitors who prioritise central access and value over polish. Guests expecting consistent four-star execution, fresh interiors, or quiet sleep on every floor will find the property hit-and-miss; ask at booking for a refurbished, courtyard-facing room above the second floor for the most settled experience.

The hotel is filthy: The gym was dusty I had allergy, the bathroom in the workout room was really stinky. The food is extremely greasy and the chef picked up a piece of fish that I have dropped and placed it back in the buffet with his bare hands.I would avoid this hotel.

The hotel is very well suitable for people looking for close shopping area. Large supermarket is just 3 min walking distance. The rooms are spacious and well furnished. Panoramic view is very nice and lovely. The breakfast is delicious even though no many options. The room service is average and the hotel needs to put extra effort to maintain the hotel and rooms neat and clean.

The hotel is located in a nice neighbourhood and really neat and clean. The staff is very friendly and tries to meet you requirements at the best possible. Comapred to other hotels in Riyadh the price is excellent for waht you get. I had a standard room which was quite nice. Maybe not the biggest room, but good enough. Bathroom and the room itself were spotless clean and the bed comfortable. One evening I had dinner in the hotel. The dining room is a bit dark as there are no windows, but food was allright.
