Accommodation is the headline. One, two and three-bedroom apartments come with full kitchens (oven, dishwasher, full-size fridge, washer), modern furnishings and en-suite bathrooms for each bedroom, which makes them genuinely workable for families or colleagues sharing. Two-bedroom layouts include a living and dining area and two and a half bathrooms; larger configurations stretch to five. Internet is fast and reliable, housekeeping runs a few times a week, and the rooftop pool, gym, sauna, steam room and squash court are well kept, with city-skyline views from the top-floor lounge that are among the best on this stretch of Riyadh.
Food and service centre on Quick Bites off the lobby, which handles a respectable breakfast buffet and a shorter all-day menu, and on the two restaurants in the adjoining Marriott hotel, including a grill that takes its steaks seriously. Reception and housekeeping staff tend to draw warm praise by name, and maintenance is generally responsive. Two caveats are worth weighing: rooms facing Makkah Road and the nearby hospital pick up traffic and siren noise, particularly on higher floors, and the leisure facilities are male-only, with no equivalent on-site provision for women.
The property suits business travellers and relocating families settling in for a month or more, photographers drawn to the skyline view, and anyone who wants Marriott-grade infrastructure with the autonomy of a serviced apartment. Travellers on short leisure breaks, light sleepers placed on the road side, and women expecting full pool and gym access should look elsewhere or ask carefully about room orientation before booking.

Our team stayed in the property for more than 4 months. We had a very bad experience. The following were a list of incidents:- The laundry service was really bad. They keep loosing your laundry and keep denying that they have lost it. - The restaurant attached to the Executive apartment is a very limited menu and they dont take special orders. I found it strange when the service staff in the restaurant are mostly only intrested in watching TV and you have to really raise your voice to catch their attention.- Me and my collegues had some money stolen from our rooms. We complained about it to the GM and no concrete action was taken. I found this starange as this was my time experience with an incedent like this and considering that the punishment in KSA for stealing is extremely severe. - And when we checked out we never got any points from Marriott for our 120 days stay! - You get road noice in rooms especially in the ones facing the road and we kept complaining about it. They kept trying to fix it but did not help. On the bright side, it is a new property and the rooms are quite nice and big especially the 2 and 3 bedrooms.

I like this hotel a lot. It is very spacious with new furniture located next the Marriott and centered where everything is close to you. The staff and management are extremely friendly and they go out of their way just to make your stay a comfortable one. I highly recommend this hotel for business people as well as families. The lounge on top of the hotel is remarkable - the gym equipment are new.
