The lobby is bright and lounge-friendly, with a coffee bar and ample seating that doubles as informal meeting space, and the format here is squarely tuned to corporate travellers who need a clean room, fast wifi, and a desk that actually works.
Rooms are larger than the four-star norm in this part of the city and many higher-floor units face Kingdom Tower, which is the view to request at check-in. Wall-to-wall carpeting, a proper work desk, decent soundproofing, and an in-room sofa make for a comfortable multi-night stay; bathrooms are functional rather than design-led. The top-floor pool and gym are split by gender and the swim deck catches good light early in the day, though the women's gym is noticeably smaller and equipment maintenance is uneven.
The buffet breakfast covers continental and Arabic staples with an omelette station and is reliably the strongest piece of the F&B; the in-house restaurant and room service are serviceable but slower than the Marriott norm, particularly at peak hours. Service quality swings on who is on shift: at its best, front-office and breakfast teams are warm and remember repeat guests by name; at its worst, check-in delays, missed amenity requests, and inconsistent handling of Bonvoy elite recognition surface in feedback. Free underground parking is a useful bonus.
Best suited to business travellers who want a central Olaya address, a Kingdom Tower view, and Bonvoy points without paying five-star rates. Confirm room category and any elite upgrade in writing on arrival to avoid the most common friction points.

This review is based on 1 Night as a Marriott Platinum member. It was a free night from Marriott Credit Card.Location:The hotel is in located between King Fahad & Olaya street a strategic location for business.The cost from the airport using Careem App is SAR 72.There is a famous burger restaurant in front of the building (Burger Boutique).Service:1) The staff was nice.2) Check in took a bit longer.3) I requested a dental kit through the Marriott app, I received a confirmation that it will be on it is way at 7:30 PM. At 2:30 AM, I still didn’t receive it. Room:1) The room was ok.2) Bathroom’s design is really ugly, feels like a motel.3) The wireless internet was fine.

I stayed two nights at this hotel during a business trip. Very bright lobby and friendly staff. My check-in was very quick. The room is good in size and love the fact that they have wall-to-wall carpet (rare nowadays in 5 star hotels). However, I was not very satisfied with breakfast. Choices are quite limited and the quality could be better. Hotel has a great business atmosphere and you can tell most guests are staying their for business. Location is very central and within walking distance to many shopping malls such as Kingdom Centre and Centria Mall.

I was very impressed with the hotel and had a very nice stay for two nights on a recent business trip. The hotel is modern and big and is located in a great area, very near the Kingdom Tower.The rooms are very impressive, extremely comfortable with great furnishings and very quiet. Room service was excellent. The breakfast could be a bit better, the choice is not great. Overall, a great hotel and recommended for anyone on business in the area. I will certainly be back.
