SIRO One Za'abeel occupies one wing of the striking twin-tower complex that frames the sky above downtown Dubai, and positions itself unambiguously as a wellness-first luxury hotel. The concept is single-minded: the lobby opens straight onto a fully equipped gym, a Recovery Lab with cold plunges, sauna and dedicated zen areas sits within the wellness floor, and the programming of classes - Pilates, yogalates, functional training, AC Milan-branded strength sessions - runs through the day. The design language is pared-back and contemporary, favouring calm neutrals and sculptural lighting, and rooms lean into the same minimalist brief with generously sized beds, zero-gravity chairs and projector screens in place of standard TVs.
The views are the first thing guests notice, and they rarely disappoint. Floor-to-ceiling windows frame Za'abeel, the Burj Khalifa or the Museum of the Future depending on orientation, and the property's signature connector - The Link - cantilevers between the two towers at the restaurant level, delivering a genuinely rare panoramic vantage point. Food and beverage is thoughtful rather than showy: Culinara offers a Time Out Market-style hall with multiple kitchens, while sister concepts including Street XO and the Refuel Bar cover everything from wholesome post-workout plates to inventive cocktails. Guests also have access to the facilities of the adjacent One&Only, which meaningfully broadens the experience.
Service is the defining strength here. The wellness team - trainers, nutritionists, recovery therapists - is consistently knowledgeable and personable, and housekeeping and front-of-house staff tend to be notably attentive over longer stays. Guests should expect a property that feels more like an integrated health retreat than a conventional city hotel, with a serious programming calendar to match.
A few caveats are worth flagging. Check-in can occasionally run late when rooms aren't ready on arrival, and the F&B side has shown uneven moments, particularly at breakfast during quieter periods. Communication between departments can be less polished than the physical product suggests. For travellers whose priorities are training, recovery and a design-forward stay with exceptional views, though, SIRO remains one of the most distinctive openings the city has seen in years.

Thoroughly enjoyed the Siro One Za'abeel. With just about every hotel concept offered in Dubai, this one stood out as it is new, focused on health and wellness and offered many restaurants within the complex. The One Za'abeel development is quite complex . Two towers connected by a restaurant level. I needed some help getting around and finding out where everything is located, which was gladly provided by a tour. Some standouts included:-Rooms: Loved the minimalistic decor. The beds are very comfortable and the views are jaw-dropping.-Service: Service levels are some of the best I've seen anywhere. The staff goes above and beyond to ensure your satisfaction.-Facilities: Loved the gym just off the lobby. I didn't have a chance to try the classes, but used the gym everyday of my stay.-Restaurants: Many options in a food hall connecting the two towers and additionally lots of options on the ground floor as well.I would definitely return to the Siro Hotel. I would say it is the best hotel experience I've had in a long time.
